On November 20, 2018, the City of Phoenix Planning Commission approved the request to subdivide one 6.92-acre parcel into 16 lots in the R-1 Low Density Residential zone.
A Planned Unit Development (PUD05-02) was approved on the subject property on March 27, 2006. AsĀ a zoning overlay, the PUD does not expire. A Detailed Development Plan and Subdivision were approvedĀ on the subject property at the same meeting. Although Construction Documents were presented to the City, the developer never followed through on the project and the subdivision was never recorded. The DDP and Subdivision approvals expired on April 10, 2008, and no extension was requested.
The area under consideration is zoned R-1 Low Density Residential, which allows residential developmentĀ at a range of 5.5-8 dwelling units per acre. Land directly north and west (Phoenix Hills phases 1 and 2) is developed consistent with R-1 standards. Lands to the east and south are inside the city’s UGB but still have County zones and remain undeveloped.
