Project Management

CSA works with a wide variety of clients on a wide variety of development projects.  We provide project management for our long-standing clients based upon our understanding of their objectives, corporate culture, and the specific project.  For some clients, the scope of work is typically narrow and focused on the specific entitlement phase of the project to garner local government approval for the proposed development while others expect us to be involved in project management all the way through the construction phase.  For CSA’s long-standing clients the project management scope of work tends to be developed informally as the project takes shape and is then tailored to the specific needs of the project.

For new clients, we tend to ask a number of project management related questions at the project initiation stage.  Our goal in these early conversations is to make sure we understand the new client’s expectations regarding CSA’s project management scope of work and the client understands what types of project management services are available from CSA.

Below is a description of the range of project management services CSA can provide segmented by the project development stage:

A)  Pre-Entitlement and Entitlement:

  1. Full Service:  Work with realtors, owners and design team to identify target market segments, select and manage design team, manage schematic design process to the target market, assure schematic design can satisfy entitlement requirements, select and direct all other consultant work necessary to create a design acceptable to owner and get the development design approved.
  2. Directed Service:  Coordinate schematic design work with design team selected by owner for the owner identified target market to assure the design is meeting owner objectives and will satisfy entitlement requirements.
  3. Client Managed: Review and comment on designs as they are developed by owner coordinated design team to identify potential entitlement issues with schematic designs as they are prepared.

B)  Post-Entitlement but Pre-Construction:

  1. Full Service:  Owner/Developer works with design team on design development to finalize building design.  CSA manages all design and work necessary to obtain final plat (if land division is involved) and to satisfy all prior to vertical construction conditions of approval from the entitlement.
  2. Directed Service:  CSA is responsible for work to satisfy specified conditions of approval.  Owner/Developer otherwise responsible for satisfying conditions of approval and moving design forward; CSA available for consultation and meetings if issues related to conditions of approval arise.
  3. Client Managed: CSA available for consultation and meetings if issues related to the approval arise or need clarification.

C)  Course of Construction:

  1. Directed Service:  CSA is responsible for specific aspects as directed by Owner/Developer.  Otherwise, CSA is available for consultation and meetings if issues related to the approval arise or need clarification.
  2. Client Managed: CSA available for consultation and meetings if issues related to the approval arise or required clarification.
