Commercial/Office/Industrial

CSA works closely with the client and the project team to assure the entitlement process for Commercial, Office and Industrial projects will align with the project objectives.  These development types often have key factors that need to be incorporated into the land use process to support project objectives and market acceptance.  Key factors include the following:

Vehicle Access and Circulation:  For commercial and office uses, customer and employee access is essential and there is inherent tension between access management objectives of the transportation agencies and development objectives for customer and employee access.  CSA works with consulting traffic engineers and managing agencies to support commercial and office access that is adequate for commercial uses but respects the need for traffic flow.   Conflicts can also arise where transportation agencies desire cross-access but that can cause through traffic conflicts and/or functional loss of parking.  CSA works with reviewing agencies on cross-access issues to balance the community goals to preserve capacity on the street system but not at the expense of private development functionality.
