Medford Hospitality, LLC, sought approval for a land division to create three parcels from a single parcel of approximately 5.72 acres. The subject property is located at the north leg of the intersection of E. Barnett Road and Stewart Avenue. Subject property previously contained the Exit 27 southbound exit ramp from I-5 that was removed when the exit was relocated to the new south interchange location. In 2014, Tax Lot 3700 was partitioned off as excess right-of-way from the adjacent freeway I-5 right-of-way.
Applications for Site Plan and Architectural Review and Exception to the cross-access easement/parking area connection standards were submitted to the City contemporaneously for development of the subject property with two new four-story hotels and a future coffee/food stand. The proposed development is to occur in three phases, with the coffee/food stand being the final phase. This proposed partition will divide the subject property into three parcels, one for each building, to align with the proposed development layout.
